Its called a (Quit Claim).......She signs it and she is off the deed. Have a lawyer send her one with a bill for her half of the mortgage that she missed, that should pay your attorney fee's

Get life insurance on her and have her off'd. That should get you out of a couple of binds. j/k of coarse.

The only reason you would want to have her off the deed is for any profits to be made from the selling of the house and since your upside down ( we all are really). I would leave her on it and if times get tough hit her up for some cash to pay the mortgageand tell her, her credit is at risk just the same. But i would document all payments were made by you on your checks. Nice thing to have as a back up.

I have been trying to get my name off my Ex-wifes house for over a year. I am told by my mortgage company that either she refinances the loan or we both sign a quit claim. She will do niether. It would allow me a greater credit rating so I could get more credit. She does not want me to, so I am screwed. That is my experience. Maybe your mortgage company could help you. Best of luck.
