Finally Closing on my new house!
Not that anyone cares, I am excited and just want to tell everyone I run across.
It is a quarter mile from school. (Daughters 10 and 14 yrs old)
Dead end street with no streets infront or behind house (All open field that is owned by state and can not be purchased)
5 homes before, 2 after.
All homes are 2 story with alot of landscaping (All old people)
Upstairs has 3 Bedrooms, and a bath.
Downstairs has Living, setting, dining, kitchen, utility, bath, and a 20' x 20' Master bedroom.
2 Car Attached.
3 Car Un attached Garage
Full Basement.
Built in 1982, remodeled in 2001. (Siding, Pella windows, Kitchen, and more)

It was sold at State auction due to death of owner. I went on a Saturday Morning, about 58 degrees and raining. 4 bidders showed up, two left after finding out home was over 2,200 square ft. Other bidder had 74,000 available credit line through mortgage company, and could not raise after I bid $76,000. ! Woo HAAA! I STOLE IT! There was an open bid with no reserve even though they were hoping to get much more from it. I had to go pay insurance and taxes today. Sign final papers in the morning and will gain possesion tomorrow.

WOW, I am a full time Realtor in West Central Ohio. If that house were here, we could just put it back on the market and make some serious money. I hope you sleep well at night after the robbery you were just involved in.
I know. I didn't believe it either. I thought, well, something can't be right. They would never go through with it that cheap. With the state, and no reserve I lucked out big time. It has been appraised at $212,000 here. I am in one of the poorer counties in Ohio. So this is a very expensive home. Average income in this county is $21,000 per man. $15,550 for women. That tells you that housing is pretty cheap. New construction runs 85.00 - 95.00 per sq ft not including land. I feel like I have hit the lottery! I am a woodworker also on the side. The garages kick ***!

Yes it has been a mf'er! I have looked at so many home's, and had actually paid for an apraisal and inspection on another home when I found this one. We signed this evening, and we will begin a few things beofre we move. (paint, carpet cleaning, and a good overall cleaning)
