There's a black plastic screws you have to take out on the both sides of the fairing, I have 1996 F3 and there's on one black plastic screw on each side, I think they are located by the rear brake pedal and the gear pedal. Then, you remove your fairings and there should be 2 allen screws attached to it, just unbolt them and you'll be able to take the seat off.

Be VERY careful removing the rear fairings. Locate were the tabs are and get your hand behind them and pull them off. Otherwise it will look like my bike. Both have cracks. The previous owner did that by trying to take them off when it was 30 degrees out. Not a good idea. Then there is 2 bolts with 10mm heads. Very easy. And for the oil leak... look and see if it is leaking around your oil filter or drain plug. (that is the easist fix). Other than that just check it out and see where it is coming from.
