Seat removal is pretty simple. Follow the manual, by making a turn of the plastic screw and you should feel loosen - you should be able to move the bottom of the fairing back and forth a bit. the rest of it is held in by 3 grommits - one by the grab rail, one about level with pillion seat and the other right at the front under the tank. Hopefully, whoever had the bike before had greased t hese up. I recommend you pull the front one (pull gently until it pops out but don't pull it too far) and then the rear, holding under the bottom of the fairing under the pillion seat. whole unit should then pop out. Just make small movements and you should be fine.
Regarding the leak - is it dripping ontp the very bottom of the left fairing, where the side stand tucks in? if so, it will just be grease and crap from the front sprocket housing. Shouldn't be anything to worry about but if you want to clean it out it will be a toughy to get the housing off. It will always get crap in there from the chain lube. to minimise the prob, give it a really good clean (sprockets, housing and chain) and then lube using Yoshimoto chain lube - it's very sticky so doesn't fly off but this means it doesn't gunk the front sprocket housing up. doesn't mean it won't happen over time but it does mean less cleaning and hassle!
